The short answer
To choose a realtor in Calgary, confirm their licence on RECA's Find a Licensee search, ask for recent sales in your community and price range, compare how each agent would price and market your home (or find you one), and read the written service agreement before you sign. Commissions are negotiable. The guides below cover specific situations, towns and Calgary communities.
Choosing a realtor is one of the biggest decisions in a move. These guides explain what to look for, the questions worth asking, and how we work, so you can compare agents with confidence. We're Tod and Tausha Hall of TNT Real Estate Pros, brokered by Real Broker, each with 25+ years in Calgary real estate.
Checklist
How to choose a Calgary realtor
- 1Check their licence. Search the agent on RECA's Find a Licensee tool at reca.ca. RECA, the Real Estate Council of Alberta, licenses and regulates real estate professionals in Alberta.
- 2Ask for local, recent results. How many homes like yours have they sold or helped buy in your community lately, and what did they sell for compared with list price?
- 3Compare how they'd price your home. A good price is based on truly comparable recent sales. Be wary of the agent with the highest number and no comparables to back it up.
- 4See the plan. For sellers: photos, video, floor plans, pricing strategy and where the home will be marketed. For buyers: how they'll find homes, advise on value and write a strong offer.
- 5Ask who you'll work with. With a team, find out who handles showings, negotiation and paperwork, and who you can reach after hours.
- 6Read the service agreement. RECA requires a written service agreement that sets out the services, each party's obligations and how the agent is paid. Commissions and terms are negotiable, so ask questions before you sign.
- 7Read recent reviews. Look for reviews that describe situations like yours, on Google and other review sites, and how recently they were written.
Red flags
- Quotes a high price with no comparable sales behind it
- Pushes you to sign a long agreement right away
- Can't show recent sales in your community or price range
- Is slow to respond when homes are moving quickly
- Is vague about fees or what's included
Verify any agent
Before you sign anything, look the agent up on RECA's Find a Licensee search at reca.ca. It's free and takes a minute.

Individual agent or team?
| Individual agent | Team | |
|---|---|---|
| Who you work with | One person for everything | A lead agent plus teammates for showings, paperwork and follow-up |
| Availability | Depends on one schedule | Usually easier to reach, including evenings and weekends |
| Experience | Varies by agent | Shared experience across the team; ask who handles what |
| What to ask | How do you cover holidays and busy weeks? | Who exactly will I deal with day to day? |
Either can be a great choice. We're a team: Tod and Tausha Hall lead every client relationship, with Madison Milner and Cam Johnson helping buyers and sellers.
