The short answer

The best downsizing realtor in Calgary helps you weigh condos, bungalow villas and 55+ communities, plans the sale around your timeline rather than the market's, and connects you with movers, organizers and lawyers. Alberta allows seniors-only housing with a minimum age of 55, and programs like the Seniors Property Tax Deferral Program can help.

Downsizing is rarely just a real estate decision. You may be leaving a home you raised a family in, sorting through decades of belongings and choosing between a condo, a bungalow or something else entirely. The best realtor for downsizing in Calgary is patient, plans the sale and the next home together, and has people you can trust for everything around the move. Here's what to look for, the questions worth asking, and how we help.

Step by step

How it works in Alberta, step by step

  1. 1

    Decide what you need next

Single-level living, lock-and-leave, condo fees versus yard work, and which communities keep you close to family.

  2. 2

    Compare home types

Apartment condos, townhomes, bungalow villas and 55+ buildings, each with different fees, rules and resale.

  3. 3

    Plan your timeline

Buy first, sell first or line both up, with possession dates that give you time to sort and move.

  4. 4

    Prepare your current home

Practical, budget-friendly repairs and staging, and help with downsizing services.

  5. 5

    Sell and buy

Price on recent comparable sales, and review condo documents carefully before you buy.

  6. 6

    Look at senior programs

Alberta's Seniors Property Tax Deferral Program (65+) and the Seniors Home Adaptation and Repair Program offer low-interest home-equity loans. Check eligibility with Alberta Seniors.

Fees and rules checked October 2026 against Alberta government, City of Calgary and CMHC sources. They change, so confirm details with your lawyer, lender or the source before you rely on them.

What to look for

What the best real estate agents for downsizing do differently

01

They start with what comes next

A condo, a bungalow, a villa or an adult community. They help you weigh stairs, maintenance, condo fees and location before you list.

02

They work at your pace

No pressure to rush. They build a timeline around your plans, your family and the time it takes to sort a lifetime of belongings.

03

They know the condo side

They read condo documents with you and flag high fees, a thin reserve fund or bylaws that don't fit how you live.

04

They price your home on today's sales

An honest price backed by recent sales, not what the house was worth to you, so it sells on your timeline.

05

They have a trusted network

Movers, cleaners, downsizing and estate sale help, handymen and lawyers, so you're not finding them on your own.

06

They keep your family in the loop

With your permission, they include adult children or other family in decisions, so everyone knows the plan.

Before you start

Questions to ask before you choose an agent

  1. 1How do you help someone decide between a condo, a bungalow or a villa?
  2. 2What would you do to get my home ready for sale, and what can I skip?
  3. 3How do you decide on a list price for a home we've owned for many years?
  4. 4Can you line up my sale and my next purchase so I only move once?
  5. 5What do you look for in condo documents before I buy?
  6. 6Who do you recommend for movers, cleaning and downsizing help?
  7. 7Who will I actually be working with day to day?

Red flags

Watch for an agent who:

  • Pushes you to list before you've decided where you're going
  • Recommends expensive renovations before selling without showing the return
  • Can't explain condo fees, reserve funds or bylaws
  • Talks over you to your family, or rushes decisions

How we help

How we help you downsize

We're Tod and Tausha Hall of TNT Real Estate Pros, a Calgary team with Real Broker. We each have 25+ years in Calgary-area real estate, and many of our clients have been with us through several moves over the years, including the move to something smaller.

We start with a conversation about where you want to be next and what matters most: one-level living, less upkeep, being close to family, or a lock-and-leave condo for travel. We plan the sale of your home and the purchase of the next one together, recommend only the preparation that's worth it, and connect you with movers, cleaners and other help we trust. Madison Milner on our team works with us on these moves, too.

We serve Calgary and nearby communities, including Airdrie, Chestermere, Cochrane, Okotoks, Foothills County and Rocky View County. We're rated 5.0 across 72 Google reviews as of October 2026.

Questions

Downsizing questions

When is the right time to downsize?

When the home no longer fits how you live: too many stairs, too much upkeep, or more space than you use. It's easier to plan the move on your own timeline than to make it in a hurry. We're happy to talk through the numbers with you long before you decide.

Should I downsize to a condo or a bungalow?

A condo usually means less maintenance and a monthly fee; a bungalow or villa gives you one-level living and more space, with more upkeep. Many Calgary buyers choose a bungalow or villa condo, which combines both. We'll help you compare costs and lifestyle.

What should I check in condo documents?

Look at the monthly fees and what they cover, the reserve fund and its study, recent and planned special assessments, board minutes and the bylaws, including rules on pets, rentals and renovations. We review these with you, and your lawyer can too.

Do I pay tax when I sell my home?

In Canada, a home that has been your principal residence for every year you owned it is generally exempt from capital gains tax. Every situation is different, so confirm with your accountant.

Can you help me sell a parent's home?

Yes. See Best Realtors for Estate Sales in Calgary and our guide to selling a parent's home as an executor.

How do I find out what my home is worth?

Start with our home value request, and we'll follow up with a price based on recent sales near you.
