How much do I need for a down payment?

In Canada, the minimum is 5% of the first $500,000 of the price, 10% of the portion from $500,000 up to $1.5 million, and 20% on homes priced at $1.5 million or more. Try our mortgage calculator, then confirm the numbers with your lender.

What closing costs should I budget for?

Plan for legal fees, title insurance, a home inspection and moving costs. Alberta has no land transfer tax, just land titles registration fees. Your lawyer will confirm the final amounts.

How is a buyer's agent paid?

Often the seller covers it through the sale, but your buyer representation agreement spells out exactly how your agent is paid. We walk you through it before we start.
