Frequently asked questions

Should I buy first or sell first in Calgary?

It depends on your finances and how quickly homes like yours are selling. Buying first means you can take your time finding the right home, but you may carry two homes for a while. Selling first means you know your budget for certain, but you may need a short-term place to live. We'll walk you through both with real numbers.

What is bridge financing?

Bridge financing is a short-term loan from your lender that lets you use the equity in your current home toward your next purchase before your sale closes. It usually requires a firm sale on your current home, and terms vary by lender, so ask your lender early.

Can I make an offer conditional on selling my home?

Yes. A condition on the sale of your home protects you if it doesn't sell in time, but it can make your offer less attractive, and the seller may keep marketing their home and ask you to remove the condition quickly if another offer comes in. We'll tell you when it's likely to work.

What if my possession dates don't line up?

We'll try to match them when we negotiate. If there's a gap, the usual options are asking for a different date, a short rent-back, short-term storage and accommodation, or bridge financing if you need to own both homes for a few days.
