Last reviewed November 2026 · By Tod Hall and Tausha Hall and Cam Johnson, REALTORS®, TNT Real Estate Pros | Real Broker

The short answer

Chestermere is one of the easiest places around Calgary to negotiate on a new home right now. Six of the seven new-build communities we track had more than 5 months of supply over the past year, against just under 4 for Calgary overall. Waterford, Bridgeport and South Shore had over 12 months. Kinniburgh is the exception, with tighter supply and few specs listed.

The numbers below come from our Builder Market Updates, which we publish monthly for Calgary-area builders: TNT's medians from Pillar 9™ MLS® sales between October 20, 2025 and October 19, 2026. CREB® benchmark prices use a different measure, so don't compare the two like for like.

At a glance

Chestermere new-build communities

Community Months of supply Sales (12 mo) Median price Median $/sq ft Days to sell: new vs resale
Kinniburgh 4.2 48 $788,500 $313 50 vs 47
Chelsea 5.3 70 $529,500 $325 62 vs 44
Dawson's Landing 7.0 48 $562,500 $327 92 vs 40
Clearwater Park 7.4 13 $690,000 $328 41 (new only)
Bridgeport 12.6 19 $570,000 $320 52 vs 26
South Shore 12.7 17 $1,070,000 $334 32 vs 102
Waterford 13.7 49 $544,900 $333 49 vs 43

Sorted from tightest to most supply. Median price covers all product types, so communities with more townhomes and duplexes show lower medians. Price per square foot is above grade. Clearwater Park's 13 sales were all new builds; Bridgeport had 2 resales and South Shore 4, so their resale numbers are thin.

A builder's eye on your side

Tod Hall and Tausha Hall have guided many buyers through building and buying new across Calgary and the surrounding towns, from choosing the community and builder to possession day. Cam Johnson founded and ran a construction company before real estate, and reads a spec the way a builder does: the product, the lot, the finishes and what it costs the builder to carry it, so you know where there is room to negotiate. Cam writes our monthly Builder Market Updates for all seven Chestermere communities above. Before you go

Before you visit a show home

Bring your own agent on your first visit; many builders expect your agent to be with you from the start.
