New Construction Homes questions

Do I need my own realtor to buy a new build?

You don't have to, but the builder's sales team represents the builder. Having your own agent means someone is reviewing the contract, deposits, timelines and deficiencies with your interests in mind. In many cases the builder pays the buyer's agent, but confirm this before you start.

Should I bring my agent on my first show home visit?

Many builders ask you to register your agent on your first visit. If you visit alone first, some builders won't recognize your agent later, so let us know before you go or bring us with you.

What warranty comes with a new home in Alberta?

Alberta's new home warranty program requires coverage of at least 1 year for labour and materials, 2 years for delivery and distribution systems such as plumbing and electrical, 5 years for the building envelope and 10 years for major structural components. Check your builder's warranty documents for details.

Is GST charged on new homes?

Yes, GST generally applies to new homes, and some buyers qualify for a rebate, including programs for first-time buyers. Ask your lawyer and the builder how GST is handled in your price.

What if my new home isn't ready on time?
