The short answer

The best realtor for first-time buyers in Calgary explains every step without pressure, gets you pre-approved first and shows you the real costs. First-time buyers can use an FHSA ($8,000 a year, $40,000 lifetime), the Home Buyers' Plan and 30-year insured amortizations, and Alberta has no land transfer tax. New builds may qualify for the federal First-Time Home Buyers' GST rebate.

Buying your first home is exciting, and it comes with a lot of new words, deadlines and decisions. The best realtor for first-time buyers in Calgary explains every step in plain language, makes sure your budget is real before you shop, and never rushes you into a home that doesn't fit. Here's what to look for, the questions worth asking, and how we help first-time buyers.

Step by step

How it works in Alberta, step by step

  1. 1

    Save and get pre-approved

Your down payment can come from savings, an FHSA or the Home Buyers' Plan. Get a lender's pre-approval before you shop.

  2. 2

    Know the minimum down payment

5% on the first $500,000 and 10% on the portion up to $1.5 million. Less than 20% down means CMHC-style mortgage insurance, which costs 4.00% of the loan at 90.01% to 95% loan-to-value.

  3. 3

    Budget for closing costs

No land transfer tax in Alberta, but Land Titles fees ($50 plus $5 per $5,000 for the transfer and the mortgage), legal fees and an inspection.

  4. 4

    Look at homes and neighbourhoods

Condos, townhomes and starter homes, and what fees and schools mean for you.

  5. 5

    Make an offer with conditions

Financing, inspection and condo document conditions protect you.

  6. 6

Check the GST rebate on new builds

The federal First-Time Home Buyers' GST rebate applies to eligible new homes under purchase agreements from March 20, 2025, up to $50,000, phasing out between $1 million and $1.5 million.

Fees and rules checked October 2026 against Alberta government, City of Calgary and CMHC sources. They change, so confirm details with your lawyer, lender or the source before you rely on them.

What our clients say

★★★★★

“Had a terrific experience with Tausha & Todd!
As a first time buyer, we went through all the details - building lists of what was needed, what was wanted, what to look for and what to avoid. Then we went through a search at my pace, until we found something that worked.
Great people who really do want you to get the home that works best for you, and are willing to do what they can to make it happen.
Can not recommend enough!”

★★★★★

“We met Madison at an open house. Months later, when we were ready to buy our first home, we reached out, and we’re so glad we did. Madison gave us a truly personalized experience from start to finish.

As first-time buyers, we had a lot to learn, but Madison never rushed us. She took the time to understand what we were looking for and always pointed out helpful details during viewings without ever pushing her own opinions. She was consistently responsive, proactive in setting up showings, and made the whole process feel smooth and manageable.

The personal touches meant a lot, too - especially the thoughtful closing gift that reflected things we’d casually mentioned along the way. Madison’s attention to detail, professionalism, and genuine care made all the difference.”

Questions

First-Time Home Buyers questions

How much do I need for a down payment?

In Canada, the minimum is 5% of the first $500,000 of the price, 10% of the portion from $500,000 up to $1.5 million, and 20% on homes priced at $1.5 million or more. Read our guide to down payments in Calgary, then confirm the numbers with your lender.

What programs help first-time buyers in Canada?

Ask your lender and financial advisor about the First Home Savings Account (up to $8,000 a year, $40,000 lifetime), the RRSP Home Buyers' Plan (up to $60,000 each) and 30-year amortizations on insured mortgages for first-time buyers. A GST rebate may also apply on some newly built homes. Rules change, so confirm what applies to you.

What closing costs should I budget for?

Plan for legal fees, title insurance, a home inspection, moving costs and adjustments for property tax or condo fees. Alberta has no land transfer tax, just land titles registration fees. See our guide to closing costs for Calgary buyers.

Should my first home be a condo, a townhome or a house?

It depends on your budget, how much upkeep you want and how long you plan to stay. Condos and townhomes often cost less up front but come with monthly fees. We'll help you compare the full monthly cost of each.

How long does it take to buy a home?

Many buyers take a few weeks to a few months to find the right home. Once your offer is accepted, possession is usually 30 to 90 days later, depending on what you and the seller agree to.
