Does Alberta have rent control?
No. Alberta doesn't cap how much rent can increase, but the Residential Tenancies Act limits how often rent can be increased and sets notice requirements. Check the current rules before you change rent.
How do I know if a basement suite is legal?
The City of Calgary keeps a public Secondary Suite Registry of suites that meet safety and building code requirements. We'll help you check a property's status before you buy.
Can I sell a property with tenants living in it?
Yes. The lease stays in place unless it's ended properly under Alberta's rules. We plan showings with notice and respect for your tenants, and price the property with the lease in mind.
Are condos good rental properties?
They can be, if the bylaws allow rentals and the fees and reserve fund make sense. Some buildings restrict rentals or short-term rentals, so we review the documents first.
