Buying New Construction in Southeast Calgary: 2026 Community Guide

Nine southeast Calgary new-build communities compared with 12 months of MLS® data, and what it means if you are buying new.

The short answer

Most southeast Calgary new-build communities are balanced markets right now. In 7 of the 9 we track, spec homes are asking more per square foot than new homes have actually sold for, and in several, new homes take far longer to sell than resale. For a buyer, that usually means room to negotiate on a finished spec, and a good reason to compare it with resale homes nearby.

The numbers below come from our Builder Market Updates, which we publish monthly for Calgary-area builders: TNT's medians from Pillar 9™ MLS® sales between October 20, 2025 and October 19, 2026. CREB® benchmark prices use a different measure, so don't compare the two like for like.

Median price covers all product types, so communities with more townhomes and duplexes show lower medians. Price per square foot is above grade. Logan Landing's 42 sales were all new builds.

What it means

If you are buying new

01

Specs that have sat are worth negotiating

When new homes take two or three times longer to sell than resale, as in Mahogany (90 days vs 28) and Wolf Willow (85 vs 40), builders carrying a finished spec often have more room on price, upgrades or closing dates.

02

Compare the spec with resale next door

In Legacy, Rangeview and Wolf Willow, resale is the real competition for at least one major product type. A two- or three-year-old home may come with landscaping, a fence and window coverings done.

03

Tight supply changes the plan

Walden (about 2.8 months) and Heartwood (about 3.0) are the tightest. Heartwood had one semi-detached home listed against 13 sold in the past year, so decide quickly when the right one appears.

04

Higher supply gives you choice

Hotchkiss, at about 5.7 months, has the most inventory relative to sales of the communities here.
