Best Realtors in Marlborough, Calgary: How to Choose

What the best Marlborough real estate agents do differently, the questions to ask, and how we help buyers and sellers.
By Tod Hall and Tausha Hall, TNT Real Estate Pros | Real Broker

Marlborough is an established northeast Calgary community with affordable homes, Marlborough Mall and a CTrain station on the Blue Line. The best realtor in Marlborough knows how homes on different streets and in different phases sell, what buyers here are looking for, and how Marlborough compares with nearby communities. Here's what to look for, the questions worth asking, and how we help in Marlborough.

What to look for

What the best Marlborough real estate agents do differently

01

They know established-community homes

Many homes here were built in the 1970s. They know which updates matter and how renovated and original homes compare.

02

They understand suites

Whether a basement suite is legal and registered with the City of Calgary, and what that means for value.

03

They know the streets

Homes near the CTrain, parks, schools or busier roads sell differently. They compare like with like.

04

They understand the location

The Blue Line CTrain, Memorial Drive, Marlborough Mall and quick access to downtown.

05

They price on local sales

Recent sales in Marlborough and nearby communities, adjusted for lot, layout, condition and location within the neighbourhood, not a city-wide average.

06

They stay with you to possession

Conditions, deadlines, your lawyer and the keys, handled without you having to chase anyone.

Before you start

Questions to ask before you choose a Marlborough agent

  1. 1How have homes like mine been selling in Marlborough lately?
  2. 2Which parts of Marlborough would fit my budget and lifestyle?
  3. 3How does Marlborough compare with nearby communities?
  4. 4What would you do to get my home ready for sale?
  5. 5How would you price and market my home?
  6. 6What should I know about fees, schools and commutes here?
  7. 7Who will I actually be working with day to day?

Red flags

Watch for an agent who:

  • Prices your home on city-wide averages instead of Marlborough sales
  • Can't explain the differences between streets or phases in the community
  • Doesn't know about residents' association or HOA fees
  • Is hard to reach when homes are moving quickly
