Best Realtors in Okotoks: How to Choose
What the best Okotoks realtors do differently, the questions to ask, and how we help Okotoks buyers and sellers.
By Tod Hall and Tausha Hall, TNT Real Estate Pros | Real Broker
The best realtor in Okotoks knows the town community by community, prices homes with recent Okotoks sales instead of Calgary numbers, understands acreages and land in Foothills County as well as homes in town, and can plan a move between Okotoks and Calgary in either direction. Here's what to look for, the questions worth asking, and how we help Okotoks buyers and sellers.
What to look for
What the best Okotoks realtors do differently
01
They know Okotoks community by community
From Olde Towne and Westmount to newer areas like D'Arcy, Cimarron, Drake Landing and Crystal Shores.
02
They price with Okotoks sales
Okotoks has its own market. The right price comes from recent sales nearby, not Calgary averages.
03
They know town, acreage and land
Homes in town, acreages and land in Foothills County each sell differently. A good agent knows what to check for each.
04
They understand the commute
How long the drive into Calgary takes from different parts of town, and which routes work best.
05
They can handle both sides of a move
Selling in Calgary and buying in Okotoks, or the reverse, planned together so the dates line up.
06
They communicate on a schedule
You shouldn't have to chase anyone for an update, whether you're buying or selling.
Before you choose
Questions to ask an Okotoks realtor
- 1Which Okotoks communities would you suggest for what I'm looking for, and why?
- 2Which recent Okotoks sales are you using to price or value this home?
- 3If I'm looking at an acreage or land, what will you check before I make an offer?
- 4How does a resale home here compare with buying new from a builder?
- 5How will you market my Okotoks home to buyers coming from Calgary?
- 6Can you help me sell in Calgary and buy in Okotoks, or the reverse?
- 7Who will I actually be working with day to day?
Red flags
Watch for an agent who:
- Prices with Calgary numbers instead of Okotoks sales
- Treats an acreage like a house in town
- Doesn't know the newer communities or what's being built nearby
- Is hard to reach when homes are moving quickly

Questions
Frequently asked questions
Is Okotoks part of Calgary?
No. Okotoks is its own town, about 38 km south of downtown Calgary, with its own town council, property taxes and services. It's the largest town in Alberta.
How do people commute from Okotoks to Calgary?
Most people drive. Highway 2A and Highway 2 both connect Okotoks to south Calgary, so your route depends on where in Calgary you're heading.
Should I buy in town or look at an acreage?
It depends on how you want to live. Homes in town are close to schools and shops. Acreages and land in Foothills County give you more space, but come with their own checks, like wells, septic and zoning. We'll walk you through both.
Should I buy new or resale in Okotoks?
New homes come with new home warranty coverage and a chance to choose finishes. Resale homes often already have landscaping and fencing, and you can move in sooner. We'll compare both with you.
What's my Okotoks home worth?
Start with our home valuation, and we'll follow up with an analysis based on recent Okotoks sales.
