Build or move in sooner?

Quick possession vs building

Move in sooner

Weeks or months, not a year or more. Good if you have a home to sell, a lease ending or a job start date.

See what you are buying

Walk the actual home, the actual lot and the view, not a floor plan and a show home.

Clearer price

Finishes and upgrades are already in, so fewer surprises and no upgrade creep.

Room to negotiate

A finished home costs the builder every month it sits. That is where we push on price, upgrades or closing date.

Questions

Frequently asked questions

What is a quick possession home?

A new home the builder has already built or is close to finishing, often called a spec home or move-in ready home. You can usually move in within weeks or a few months instead of waiting a year or more to build.

How many quick possession homes are for sale in Calgary right now?

As of October 19, 2026, there were 776 new-build homes listed on the MLS® System across the 52 Calgary-area communities we track, and 180 of them had been listed for more than 90 days. Some are still being finished. Builders also have homes that are not listed on the MLS® System, so we ask them directly too.

Can you negotiate on a quick possession home?

Often, yes. A finished home costs the builder money every month it sits, so homes that have been listed a while can come with room on price, upgrades or closing date. The communities with the most homes listed 90+ days were Hotchkiss (17), Mahogany (15), Upper Greenwich (9), Rangeview (9), University District (8), Alpine Park (8) and Harmony (8).

Is a quick possession home better than building?

It depends on your timeline. Building lets you choose your lot, layout and finishes but usually takes a year or more. Quick possession gets you in fast, you see exactly what you are buying, and the price is clearer, but the choices are already made.

Does it cost me anything to have you as my agent?

No. It is $0 to you. We make sure of that before you sign. Bring us on your first visit to a show home, since many builders need your agent with you from the start.
