Heartland Builder Market Update

Builder Market Update · October 2026

Heartland

Cochrane · Sales Oct 20, 2025 – Oct 19, 2026 (12 months); active listings as of Oct 19, 2026

Three things builders should know

01Supply is tight. Heartland has about 2.3 months of supply (22 active listings against 116 sales in 12 months), compared with just under 4 for Calgary overall (CREB®, Sept 2026). Well-priced homes are moving; there’s room to hold price on the right product.
02Specs are asking more than new homes have sold for. Active new detached – front garage homes ask a median of about $333/sq ft. New homes in that product sold at about $291/sq ft over the past year.
03Resale is the real competition for detached – laned product. Resale homes sold in a median 10 days; new homes took 68 days. Resale also sold at a higher price per sq ft.

New and resale homes differ in size and finish (median 1,924 sq ft resale vs 1,772 sq ft new). Resale here means homes built in 2015 or later, the homes buyers compare a new build to. Compare $/sq ft and days on market, not the overall median price.

What this means for builders

Pricing

Price new detached – front garage specs closer to the $291/sq ft new homes have actually sold for, not today’s $333 asking level. 5 specs in this product are competing with each other and with resale.

Resale competition

Resale detached – laned homes are selling in about 10 days against 68 for new. Show buyers what new adds: warranty, energy efficiency, GST rebate eligibility for first-time buyers, and finishes they can still choose.

Product

Detached – laned is the tightest product. 19 sold in 12 months with 1 listed now (0.6 months of supply). If your plans include detached product, now is a good time to bring one to market.

Townhome / row supply

Townhome / row has 7.4 months of supply: 8 listed against 13 sales in a year. Specs in this product need a sharper price or a stronger incentive to stand out.

Timing

Quarterly sales over the past year ran 40 → 34 → 16 → 25. Winter is the slowest stretch; specs finishing over the winter should be listed and photographed before possession so they’re ready for the spring market.

Cam Johnson

Before real estate, Cam founded and ran a construction company working on building and land development projects. He looks at a spec the way a builder does: the product, the lot, what it costs to carry and what it will take to move it. That’s why these updates are built around the numbers builders use.

  • Spec pricing against the resale homes buyers are actually touring
  • MLS® marketing, showings and weekly feedback reports
  • Move-up buyers who need to sell first: our team handles that sale too, so your deal doesn’t stall
