The short answer
Okotoks has three main new-build communities, and they behave differently. D'Arcy is tight, with little supply. Tillotson has the lowest prices, and every recent sale there was a new build. Wedderburn has the most choice. In both D'Arcy and Wedderburn, new homes took much longer to sell than resale, which can mean room to negotiate. Having us on your side is $0 to you.

Is Okotoks a good place to buy a new home right now?
It depends on the community. D'Arcy had tight supply, about 2.8 months, in the 12 months to October 19, 2026. Tillotson (about 5.5 months) and Wedderburn (about 6.0) had more choice than Calgary overall, at just under 4 (CREB®, September 2026).
Can I negotiate on a new home in Okotoks?
Often. In Wedderburn and D'Arcy, new homes took much longer to sell than resale (58 and 102 days, against 26 for resale in both). That is where builders tend to have room on price, upgrades or closing date.
Which Okotoks community has the lowest prices?
Tillotson, with a median sold price of about $512,500 and about $326 a square foot. All 13 of its MLS® sales in the past year were new builds.
Are there other new communities in Okotoks?
Yes. Westmount is newer and is still building up sales. We are tracking it and will add it once there is enough data.
How far is Okotoks from Calgary?
The commute to Calgary is about 35 to 40 minutes.
