Why Use a Realtor to Buy a New Build in Calgary? The Benefits, at $0 Cost to You
What your own agent does for you on a new build, from choosing the community to move-in day, and why it costs you $0.

The short answer
Having your own agent when you buy a new home costs you $0. The builder pays our fee, and we make sure of it before you commit. What you get is someone on your side from the first show home visit to possession: helping you pick the right community and builder, making sure the price is right against real sales, negotiating, reviewing the builder's contract and guiding you through every step. Bring them on your first visit, because many builders won't recognize an agent you add later.

Why it's worth it
9 ways your own agent adds value on a new build
01
$0 cost to you
The builder pays our fee, and we make sure of it before you commit. You get an expert on your side for the whole process, and you don't pay more for the home.
02
Picking the right community
We compare communities side by side: how fast homes are selling, how much is for sale, prices, resale values, commute, schools and any community fees, so you choose with your eyes open.
03
Making sure the price is right
We check the builder's price per square foot against what new and resale homes nearby actually sold for, so you know whether a price is fair before you sign.
04
Negotiating for you
When specs have been sitting, there's often room. We know where, and ask for what's realistic: price, upgrades or a better possession date.
05
Choosing the builder and the lot
Build quality, reputation, what's standard and what's extra, lot size and orientation. We help you compare builders honestly, not just the one in front of you.
06
Reviewing the builder's contract
Builder agreements are written by the builder's lawyers. We go through deposits, delays, price changes and what's included with you, alongside your real estate lawyer.
07
Upgrades that pay off
Which design centre selections add value and which are cheaper to do later, so you don't overspend on things that won't help when you sell.
08
Guiding you to possession
Timelines, construction updates, the pre-possession walkthrough and your deficiency list. We keep things on track and help you follow up on warranty items.
09
Thinking about resale
We've watched how new homes resell. We'll steer you toward the floor plans, lots and communities that hold their appeal when it's your turn to sell.
Side by side
Builder's sales team vs your own agent
| Builder's sales team | Your own agent | |
|---|---|---|
| Who they work for | The builder. Their job is to sell the builder's homes at the builder's price. | You. Your agent has a legal duty to act in your best interest. |
| What it costs you | Nothing. | $0. The builder pays our fee, and we confirm it in writing before you sign. |
| The purchase agreement | Written by the builder's lawyers, in the builder's favour. | Reviewed with you before you sign: deposits, delays, price changes, what's included. |
| Negotiating | Will point you to current promotions. | Uses sales data to show where specs have sat and where there's room on price, upgrades or closing dates. |
| Comparing options | Shows you this builder's homes. | Compares other builders, other communities and resale homes nearby. |
| Upgrades | Shows you the design centre options, priced by the builder. | Helps you choose what adds value now and what's cheaper to do later. |
| Possession and warranty | Manages the builder's schedule. | Watches the timeline, attends the walkthrough and helps you follow up on warranty items. |
Why the right price matters
What our data shows right now
Some new homes sit for months
Over the past year, new homes took a median 90 days to sell in Mahogany against 28 for resale, and 92 days against 40 in Dawson's Landing. Those builders often have room to move.
Some communities have lots of choice
Waterford in Chestermere had 43 new-build specs listed and about 13.7 months of supply. Buyers there are in a strong position, if they know it.
Others move fast
Kinniburgh had about 4.2 months of supply and only 4 specs listed. There, the right advice is to be ready to decide.

Your new-home team
A builder's eye on your side
Tod Hall and Tausha Hall have guided many buyers through building and buying new across Calgary and the surrounding towns, from choosing the community and builder to possession day. Cam Johnson founded and ran a construction company before real estate, and reads a spec the way a builder does: the product, the lot, the finishes and what it costs the builder to carry it. Cam writes our monthly Builder Market Updates, so he knows which communities have specs sitting and where there's room to negotiate. For what to look for in any new-construction agent, see our guide to choosing a realtor for new construction.

Questions
Frequently asked questions
Does it cost more to use a realtor for new construction?
No. It costs you $0. The builder pays our fee, and we make sure of it through the builders we work with and how we negotiate, confirmed in writing before you sign.
Do I need a realtor to buy a new build in Calgary?
You don't have to, but it's one of the few times expert help costs you $0. The builder's sales team works for the builder. Your own agent helps you choose the right community, builder and home, checks the price against real sales, negotiates, reviews the contract and guides you all the way to possession.
Will the builder give me a discount if I come without an agent?
Don't count on it. Builders typically budget for buyer's agent commissions as a marketing cost, so it isn't normally taken off the price when you come alone. You'd give up your own expert and likely pay the same price.
Can I bring an agent after I've already visited the show home?
It depends on the builder. Many require your agent to be registered on your first visit, and some won't recognize an agent added later. Call us before your first visit, or before you go back, and we'll register you or ask the builder.
Does the builder's sales rep represent me?
No. The sales team represents the builder. They can be helpful and knowledgeable, but their job is to sell the builder's homes on the builder's terms.
Should I get a home inspection on a brand-new home?
Many buyers do. Alberta's new home warranty covers defects (1 year on labour and materials, 2 on systems, 5 on the building envelope and 10 on structure), but an independent inspection before possession helps you list deficiencies while the builder is still on site. We'll help you plan it.
