Questions
Okotoks real estate FAQ
Is Okotoks part of Calgary?
No. Okotoks is its own town, about 38 km south of downtown Calgary, with its own town council, property taxes and services. It's the largest town in Alberta.
Should I buy in town or look at an acreage?
It depends on how you want to live. Homes in town are close to schools and shops. Acreages and land in Foothills County give you more space, but come with their own checks, like wells, septic and zoning. We'll walk you through both.
Should I buy new or resale in Okotoks?
New homes come with new home warranty coverage and a chance to choose finishes. Resale homes often already have landscaping and fencing, and you can move in sooner. We'll compare both with you.
What's my Okotoks home worth?
Start with our home valuation, and we'll follow up with an analysis based on recent Okotoks sales.
How much are property taxes in Okotoks?
The 2026 total residential rate is 0.0068097 of assessed value, slightly higher than Calgary's 0.0066499. Your bill depends on your assessment.
Which school boards serve Okotoks?
Foothills School Division runs the public schools and Christ the Redeemer Catholic Schools runs the Catholic schools. A new public high school has construction funding, and a replacement Catholic K-6 school is expected in September 2027.
Is water still a concern for new development in Okotoks?
Water supply has shaped growth here. A regional pipeline from the Bow River is partly built, and interim seasonal deliveries began in 2026. Ask about servicing timelines when buying in a new area.
