By Tod Hall and Tausha Hall, TNT Real Estate Pros | Real Broker

Bridgeland, also known as Bridgeland-Riverside, is an inner-city community just across the Bow River from downtown, with skyline views, local cafes and shops, and its own CTrain station. The best realtor in Bridgeland knows how homes on different streets and in different phases sell, what buyers here are looking for, and how Bridgeland compares with nearby communities. Here's what to look for, the questions worth asking, and how we help in Bridgeland.

What to look for

What the best Bridgeland real estate agents do differently

01

They know inner-city homes

Character homes, infills, townhomes and condos, and how each compares on price, lot and condition.

02

They know the condo buildings

Fees, reserve funds and bylaws in Bridgeland's condo buildings, including the newer developments.

03

They understand views and lots

Downtown and river views, lot sizes and infill potential, and how each affects value.

04

They understand the location

The Bridgeland/Memorial CTrain station, walking or biking downtown, and nearby pathways along the Bow River.

05

They price on local sales

Recent sales in Bridgeland and nearby communities, adjusted for lot, layout, condition and location within the neighbourhood, not a city-wide average.

06

They stay with you to possession

Conditions, deadlines, your lawyer and the keys, handled without you having to chase anyone.

Before you start

Questions to ask before you choose a Bridgeland agent

  1. 1How have homes like mine been selling in Bridgeland lately?
  2. 2Which parts of Bridgeland would fit my budget and lifestyle?
  3. 3How does Bridgeland compare with nearby communities?
  4. 4What would you do to get my home ready for sale?
  5. 5How would you price and market my home?
  6. 6What should I know about fees, schools and commutes here?
  7. 7Who will I actually be working with day to day?

Red flags

Watch for an agent who:

  • Prices your home on city-wide averages instead of Bridgeland sales
  • Can't explain the differences between streets or phases in the community
  • Doesn't know about residents' association or HOA fees
  • Is hard to reach when homes are moving quickly
