Varsity dates from 1963 and sits next to the University of Calgary, between Crowchild Trail, 32 Avenue NW and the Bow River. About 12,040 people lived here in 2021. It has three original areas: Varsity Acres, with 1960s bungalows on a grid; Varsity Village, built by Carma in the late 1960s and early 1970s; and Varsity Estates, with larger homes and no rear lanes. - The City has proposed transit-oriented development near Dalhousie station
- Calgary changed its residential zoning in 2024 and amended it in 2026, so check a lot's current zoning before planning infill
Good to know
- Varsity Village was designed on the Radburn Plan, which separates cars from people with rear walkways and cul-de-sacs, a layout described as unique in Calgary.
- The University of Calgary Research Park is at the community's east end.
