The short answer

The best realtor for selling your Calgary home prices it on recent sales of truly comparable homes, tells you what to fix and what to leave, has a marketing plan you can see, and handles the Alberta paperwork early: a current Real Property Report with City compliance and, if you're married, dower consent. Ask for proof, not promises.

The best realtor to sell your Calgary home is one who can show you four things before you sign. First, a pricing plan built on recent sales near you. Second, a specific marketing plan for your home, not a generic one. Third, a track record you can check in real reviews. Fourth, a clear routine for keeping you updated. Here's how to compare agents, the questions worth asking, and how we work with sellers.

Step by step

How it works in Alberta, step by step

  1. 1

Get a price based on real comparables

Recent sales of similar homes nearby, adjusted for size, condition and location. Not an online estimate or a city-wide average.

  2. 2

Order your Real Property Report early

The standard Alberta purchase contract expects a current RPR with a City of Calgary Certificate of Compliance. The City charges $189 for a detached or semi-detached home (about 1 to 2 days, longer if it needs review), or $432 expedited.

  3. 3

    Prepare the home

Repairs that matter to buyers, decluttering and staging, then professional photos, floor plans and video.

  4. 4

    List and market

MLS® and REALTOR.ca, social media, our database, open houses and agent outreach.

  5. 5

    Negotiate offers and conditions

Price, deposit, financing and inspection conditions, and the possession date. If you're married and your spouse isn't on title, dower consent may be needed under Alberta's Dower Act.

  6. 6

    Remove conditions and close

Your lawyer handles the statement of adjustments, including property tax, and pays out your mortgage. You hand over the keys on possession day.

Fees and rules checked October 2026 against Alberta government, City of Calgary and CMHC sources. They change, so confirm details with your lawyer, lender or the source before you rely on them.

What to look for

What the best real estate agents for sellers do differently

01

They price with evidence

You'll see the recent sales they're comparing your home to, and why.

02

They prepare the home with you

They tell you what's worth fixing, what to leave alone, and how to show the home at its best.

03

They market the home itself

That means professional photos and video, and a plan for reaching the buyers most likely to want your home.

04

They negotiate on more than price

Conditions, possession dates and terms can matter as much as the number.

05

They manage the details after the offer

They stay on top of conditions, deadlines and coordination with lawyers, right through possession.

06

They communicate on a schedule

You shouldn't have to chase anyone for an update.

Before you sign

Questions to ask before you sign a listing agreement

  1. 1Which recent sales support your price, and why those ones?
  2. 2What exactly will you do to market my home?
  3. 3Who will I actually be dealing with day to day?
  4. 4How often will I hear from you, and how?
  5. 5What happens if the home doesn't sell in the first few weeks?
  6. 6Can I read reviews from your past sellers?
  7. 7If I'm buying too, how do you coordinate both moves?

Red flags

Watch for an agent who:

  • Promises the highest price without showing the sales that support it
  • Offers a vague marketing plan
  • Pressures you to sign on the spot
  • Is hard to reach before you've even listed
